TENANT QUALIFICATION REQUIREMENTS FOR RENTAL APPLICATIONS

When applying to rent a property, it is important that prospective tenants meet certain financial and administrative requirements. These requirements are in place to ensure that tenants are able to meet their rental obligations consistently and to protect both the landlord and the tenant from potential financial difficulties during the lease period.

Qualifying tenants help maintain a stable rental environment and ensure that all parties comply with the terms of the lease agreement. For this reason, all applicants will undergo a standard screening process before a rental application can be approved.

The following requirements will determine whether an applicant qualifies to rent the property:

Employment Requirement

Applicants must have permanent employment and be able to demonstrate a stable and reliable income.

Proof of Income and Banking Records

Applicants are required to provide the following documentation:

  • The latest six (6) months’ pay slips
  • The latest six (6) months’ bank statements

These documents are required to verify income and confirm that the applicant is financially able to meet the monthly rental obligations.

Current Rental History (if applicable)

If you are currently renting a property:

  • Your rental payments must reflect on your bank statements, and
  • You must provide six (6) months’ rental statements from your current landlord or managing agent.

This assists in verifying a consistent and responsible rental payment history.

Bank Statement Review

Bank statements will be reviewed as part of the application process. If there are unpaid transactions, returned debit orders, or reversed payments, the application may be declined as this may indicate financial instability.

Credit Record (ITC Check)

A credit check will be conducted as part of the screening process. Please note the following:

  • If you have any judgments or defaults listed on your ITC credit report, your application may be declined.
  • If you are currently under Debt Review, the application will be declined.

Successful Applications

Should your application be approved, the deposit and administration fee must be paid immediately in order to secure the property.

The property will not be reserved until these payments have been received.

Marriage in Community of Property

If you are married in Community of Property (COP), both spouses must sign all relevant documentation, as both parties are legally responsible for the lease agreement.

Property Viewings

If, after considering the above qualification requirements, you believe that you meet the criteria and wish to proceed with viewing the property, please contact me to arrange a suitable viewing appointment.
